Upcoming Community Events for November/December

Healthy Eating for the Holidays Workshop

Join SAMLARC, as well as Santa Claus and Mrs. Claus, as they light the Christmas Tree!  Christmas tree lighting festivities will begin at 5pm at the Lakeshore.  Santa and Mrs. Claus will arrive at the Christmas Tree shortly after by boat, then the formal tree lighting will begin.  There will be a musical performance by The Bridge Church that will conclude the tree lighting.  All guests can enjoy tasty treats and hot cocoa.  Beginning at 6:30pm, the Mercado Del Lago will host a Nutcracker-themed family event that will include carolers, face painting, crafts and keepsake photos.  The event will conclude at 8pm.

Rancho Santa Margarita Community Wide Garage Sale


Just a friendly reminder that Haul in the Fall, Rancho Santa Margarita's community wide garage sale, is quickly approaching!  SAMLARC's website has all the details on garage sale registration, donation sites, bulky item collection information, and general rules.

This is going to be an amazing event!  It's the perfect time to clean out your garage and closets.  The registration deadline is Friday, October 31st, so hurry!  The actual event date is Saturday, November 8th.

Fall and Winter Home Sales


Even though Fall began on September 23rd, that doesn't mean that you're out of luck for selling your home this year.  October, November and December can actually be a good time to sell.  If you've been contemplating putting your home on the market, now is the time to do it!

The majority of people feel that if you missed the Spring and Summer selling season and the kids are now back to school and settled in, buyers are less inclined to make a move unless a job change or special circumstance requires them to do so.

Let me tell you, things have changed.  Today's buyers are no longer timing their moves around school schedules.  A lot of home shopping begins online with the use of convenient apps.  Buyers don't want to fill their already hectic schedules with driving around town checking out properties, instead they can "shop" online from the couch with their tablets or laptops.

Because of the internet and our mobile lifestyle, the Fall months are no longer a real estate "dead zone".  Spring is the busiest time of year for home sales, but there is still plenty of activity from Labor day through Christmas to make it worth your time to throw that FOR SALE sign in your yard.

Here are a couple reasons why:

Buyers are Out There
A serious buyer never stops looking.  They are viewing homes online 24/7, even through the Holidays.  If the right home comes on the market, they are ready to make a move. It's possible that buyers could even be more motivated during the Winter months because there is less going on and they have fewer distractions.

Less Competition
Many people are still under the old school of thought real estate slows to a crawl by October and essentially stops from Thanksgiving to Valentines Day.  Because of that thinking, many potential sellers think there is no reason to list their home during those months, so they wait for Spring.  Good news for you!  That means less inventory on the market and less competition!

Being in the final quarter of 2014, there are undoubtedly plenty of motivated buyers, searching for that perfect home while inventory is low.  Sounds like a pretty good time to sell to me!

A City Tour of Rancho Santa Margarita


For those still deciding which Orange County neighborhood you would like to plant your roots in, I thought it would be helpful to do a quick tour of Rancho Santa Margarita with some highlights and city information.


Rancho Santa Margarita is one of Orange County's youngest cities, a master-planned community set among rolling hills, with a backdrop of the beautiful mountain range.  It is home to Rancho Santa Margarita Lake, where you can fish, rent water toys such as paddle boats and water trikes, as well as the popular surrey bikes to cruise around the lake's 1.1 mile walking path.  The lake is surrounded by homes, shopping, dining and is home to many entertaining events throughout the year.


The Beach Club/Swimming Lagoon is open through the Summer months and provides a safe, beach like experience for those with younger children.  There is a snack shack for food and refreshments, 2 volleyball courts, BBQ pits, picnic tables, newly renovated restrooms and outdoor showers.  The Fiesta Room is available to rent for events and birthday parties with a beautiful view of the lagoon, lake and mountains.


RSM, as the locals like to call it, has 4 pristine pools that are maintained by the local Association, SAMLARC.  These pools are spread out throughout the community so all neighborhoods have a place to splash around during the warm months of the year.  These pools include: Altisma Pool, Arroyo Vista Pool, Monte Vista Pool and Solana Pool.

Home Maintenance for Fall


The best way to protect your home, most likely your largest investment, is through preventative maintenance on a regular basis.  Below is a list of Home Maintenance Tips for Fall.  Set aside a couple weekends to get through this checklist so you an rest easy (and cozy) for the remainder of the season!

Clean Behind the Fridge
Fall is a great time to defrost and clean your fridge and freezer.  Pull your fridge away from the wall in order to vacuum the condenser coils.  Use a long, narrow brush to dust off the bottom-mounted coils.

Inspect your Furnace
Buy a Winter's supply of furnace filters now to save you time later.  To get the maximum energy savings, it is recommended that you change your furnace filter once a month.  Also, schedule an annual furnace inspection now.  It's best to schedule this appointment for 3 to 4 days after you have started running your furnace for the season.

Clean the Gutters
Whether you choose to do it yourself or hire a professional, getting your gutters cleaned twice a year is one of the best ways to protect your home.  Wait to do it until all the leaves have fallen.  Replace any gutter pieces that are damaged.

Inspect your Roof
Look for signs of deterioration, such as loose shingles or tiles, rotting wood or cracks.  Trim heavy branches that are hanging over your roof.  If there are branches near power lines, call a professional tree-trimming company to do the work.  They may need to call your power company to briefly turn the power off while they do their work.

Check All Windows and Doors
To save money and energy, replace any weather stripping that is loose or damaged and caulk around doors and windows to reduce a draft.

Inspect Laundry Room
Check your dryers exhaust tube and vent for built-up lint and debris.

Secure Cracks
Protect your home from unwanted invaders.  Inspect the perimeter of your home for cracks or holes where they could enter and seal them well.  If you see evidence of animal activity, such as droppings, footprints or gnaw marks, call an exterminator.

Detector Check
Test your smoke and carbon monoxide detectors to make sure they are working properly.  This should be done once every month.  Change the batteries in all of them at least twice a year.  If you don't have any smoke or carbon monoxide detectors, now is the time to get them installed!

Vegetable and Herb Gardening for Small Spaces Workshop

Lago Santa Margarita Beach Club

Kathy Moine, Nursery Manager for Green Thumb Nursery in Lake Forest, will teach participants about herbs and veggies that thrive in containers.  She will also talk soil preparation, fertilizing, container selection and placement.  Everyone attending will create a container garden to take home.  Cost is $20 and includes all project materials and handouts.

SAMLARC invites you to a fun-filled community gathering featuring lots and lots of animals!  This free event will include unusual reptile and marine life displays, educational exhibits, informative and interactive animal shows, a farm animal petting zoo, pony rides and much more!

Registration takes place on the day of the event.  There is no cost for this event.  Bring cash for treats available for purchase from local food vendors.  (Please leave your pets at home)

This is the perfect opportunity for SAMLARC residents to clean house, get rid of junk, and shred unwanted documents.  Haul in the Fall will feature a community-wide garage sale, Salvation Army donation sites, e-waste recycling and shredding trucks in collaboration with the city of Rancho Santa Margarita, and bulky item pick-up by CR&R.  Bulky item pick-up dates are November 7, 8, & 10th.  Items must be curbside by 7:00am for pick-up.

To register for the garage sale, please visit www.samlarc.org to fill out the registration form.  The garage sale will be advertised in The Penny Saver, The OC Register, and Craigslist.  Maps of participating homes will be posted by November 5th on www.samlarc.org and maps will also be available at all donation and recycling sites on the day of the event.

The Beach Club Lagoon Closes
The Rancho Santa Margarita Beach Club Lagoon closes for the season on Sunday, October 12th, 2014 and will re-open in May 2015.

Helping the "Curb Appeal" of your Home


As many of us know and have experienced, you can get a real first impression of a home just by the "curb appeal" it provides at first sight.  Driving up to a home that has a well manicured lawn, a stone pathway with lighting, an inviting entryway and a cheery front door impacts our emotional side more than a home that has paid no attention to detail in their front yard/entryway.

This does not mean that you need to spend thousands of dollars on landscape, lighting and a new front door.  Even a simple potted plant on either side of a freshly painted front door can be just the thing your entryway needs to evoke that "welcoming" feeling to the neighbors and occasional passerby.

Better Homes and Gardens has put together a list of 20 ways to add curb appeal to your home.  Some are simple DIY weekend project ideas and some are more extensive and will require a few extra dollars.  Even those who have little to no front yard or entryway can spruce up a porch with some low maintenance potted plants, such as succulents.  They have a dramatic effect with little effort and cost.

How Your Job Affects Buying a Home


If you're ready to purchase a home, but you have recently made a job change and are nervous that you may have ruined your chances, don't be so discouraged.  Many people will tell you that if you have changed jobs, or industries, within the last 24 months, you will not be qualified for a home loan.  While that may be the case in some cases, it is not a definitive line. This post will help you understand how your job situation will affect your chances of buying a home.

When determining the loan amount you can afford, your lender will calculate your average income based on the last 24 months.  It's very straightforward if you have had the same job, in the same industry, with the same pay.  For those who have had a change, it may be a little more work, but it is still possible in some situations.

If you have recently changed something about your employment, the lender is going to need the following from you (and/or your employer) in order to close on a home loan: an offer letter, a role change letter if you have had a title change and commensurate compensation package change, and the most recent pay stub along with verification of continued employment.

HOW LENDERS VIEW HOURLY EMPLOYEES
This group is under the tightest microscope because an employee may have a full time schedule (which is ideal for the lending process), but for those that work slightly less than full time, with fluctuating hours from week to week, this can make the process difficult.

Your income gets averaged for as long as you have been an hourly employee, even if you're making more money now on a per hour basis.  For example, if you were making $40/hour and now you make $50/hour, the average income earned over the past 24 months (including the lower wage) would apply.

In order to get your higher wages factored into the calculation, you will need the following from your employer:  an offer letter, a current pay stub and a detailed description of the compensation structure with a new employer.  These items may get you an exception due to relocation or an alternative circumstance.

In either situation, your most recent verification of employment can bridge the gap between how many hours worked in the year to date, supporting the new federal ability-to-pay requirements.

HOW LENDERS VIEW SALARIED EMPLOYEES
Lenders like working with salaried employees because a set salary streamlines the income calculation in the qualifying process.  Even if you are changing positions, from one salaried position to another salaried position, there should be no problem for getting qualified as long as you can explain any job gaps within the last 24 months.

Each job you have had in the lat 24 months has to be detailed and itemized with dates so there is no gap in employment.  If there is a gap in employment, the lender will need a written explanation detailing the transition.

Even if there has been a change from one salaried position to another salaried position with a title change, it should still be fine as long as you are paid the same - with a flat salaried income.

SALARIED WITH OVERTIME BONUSES OR COMMISSION
If you have a new role that is salaried with big commissions or bonuses, and you do not have a history of this additional add-on income, it cannot be counted as income for the qualifying of a new loan.

A borrower cannot have a history of overtime and then change jobs to now have add-on commission income and expect the lender to include the add-on income in the past 24 month average when there is no prior history of it.

CHANGING FOR SALARY TO HOURLY PAY
If you are changing from a salaried position to an hourly paid position, the lender is going to use your hourly income, supported with a pay stub and verification of employment.  As long as your position is in the same field, and your title and role is similar, you should be fine.

FUTURE PROMOTION OR RAISE
If you are expecting a job title change or raise in the near future, it is very unlikely the lender will take the projected income into account, even if the promotion or raise is guaranteed.

If you can't provide a pay stub with year to date income (usually a 30 day pay stub), along with a letter detailing the change, you will not be approved for the loan.  In order to get your projected income taken into consideration, you will need to provide the details of the raise, including the role change letter and at least one pay stub.

If you are thinking about purchasing a home down the road, start having conversations with your lender now so he can help guide you through any bumps along the way so that you are ready when the time comes.  This process will include allowing a lender to review your credit, debt, income and assets to confirm your ability to qualify for buying a home.

Light and Bright Kitchen Ideas


Following our last post on valuable upgrades to your home, we decided to create a folder of light and bright kitchen upgrade ideas.  In most articles you read, you will find that light colored kitchens are most appealing to give the look and feel of a bigger space.  Lots of light, soft colored walls, white cabinets (or light colored), and light counters, such as marble or granite.  Stainless steel appliances and a large sinks are also helpful in lightening up the space.

Home Improvements that Add Value to Your Home


If you are planning on making some improvements to your home, don't rush the process.  Take your time to plan the details first to make sure you are choosing the most valuable upgrades for your home.    It's easy to make rushed decisions on decor and improvements that are in style now, but is it timeless? Will you regret your design decisions in 5 years when it's time to put the "FOR SALE" sign in your yard?  Instead, look for smart, traditional (but still stylish), upgrades that will bring value and aesthetic beauty for years to come.

Below are some tips to consider when planning for upgrades in your home:

KITCHENS
- Spacious kitchens with lots of light make cooking a much more enjoyable experience
- Light colored kitchens can make a space look and feel bigger
- Multiple storage cabinets and an extra sink can reduce the amount of clutter in the kitchen
- Built-in microwaves and dishwashers, 6 burner ranges and convection ovens are great for utility
  and convenience
- An island range and bar stool seating can encourage an inviting and social environment

BATHROOMS
- Homes with 2 bathrooms, plus a master bath, are most desirable
- Many homebuyers see upgraded bathroom items such as jacuzzis, jetted and steam showers,
  whirlpools, double shower heads and hand-held sprayers as "essentials" rather than upgrades.
- Large storage cabinets are a bonus, both built in or freestanding
- All white bathrooms can be a little boring ... instead, choose a splash of color
- Bigger is better.  Small bathrooms are not looked upon highly

FLOORS
Hardwood flooring is still one of the most popular choices for flooring in a home.  Keep them looking great by refinishing them.  Good alternatives are laminate, which is a cheaper option than wood, but a nice upgrade from carpet.  Porcelain wood tiles are also becoming very popular and have a very authentic look.  Look for these products that would add value to your home without spending a fortune.

CEILING FANS
These days, ceilings fans should be those with a remote control to adjust the speed, rather than a wall switch.  There's nothing worse than needing a stool every time you need to pull the chain to adjust the speed.

Things to do in Orange County, California


The weather is beautiful (as usual), school is out, people are on vacation or looking for ways to stay busy this Summer.  There are so many options for fun things to do in Orange County, California and sometimes it's easy to forget all the wonderful places and activities in our own backyard!

A quick 25 minute drive to the beach to visit the tide pools, a memorable shake experience at the Newport Beach Ruby's Shake Shack, or a walk on one of the many local nature trails.  Those are just a few of the activities we have posted to our Pinterest Board of "Fun Things to do in Orange County."

Orange County Summer Fair


The Orange County Fair is open July 11th - August 10th at the Orange County Fairgrounds in Costa Mesa, California.  Enjoy great food, wine tasting, rides and carnival games, concerts, a petting zoo and LOTS more!

Admission ticket prices range from free - $12 for individuals.
Parking is cash only and ranges in price from $10 - $30.

The fair is open Wednesday through Sunday and their hours are:
Wednesday through Friday: Noon - Midnight
Saturday & Sunday: 10am - Midnight

Summer Fruit Smoothies


The weather is warm and the Summer fruit is plentiful.  What better way to use your produce than to make fresh fruit smoothies for breakfast or a mid-day nutrient filled snack!  They are refreshing, but also pack a lot of healthy calories into your daily diet to give you energy.

We have compiled quite a few recipes for healthy smoothies on a Pinterest Board.  Some we have tried and some just look like they would be delicious!  You can view our board here.  Pin them to your own Pinterest board so you can have them on hand when you have your ingredients ready.

The basics of a healthy smoothie are your liquid, vegetable and fruit ... possibly a sweetener if absolutely needed.  The liquids can be one of many, including: almond milk, coconut milk, coconut water, yogurt, fruit juice, etc.  The most commonly used veggies in a smoothie are leafy greens, such as: kale & spinach.  The options for fruit are endless!  Just make sure you have a balance of sweetness so your smoothie isn't overwhelmingly sweet, or not sweet enough.  If you need to add a sweetener, you can use healthy alternatives to sugar such as: honey, maple syrup or a couple pitted dates.

Ideas for Hosting a Memorable 4th of July Party


Hosting a party at your homes can often be an overwhelming experience.  Not only all the preparation and cleaning that goes into getting ready for it, but also having that much traffic through your home.  The nice part about hosting a 4th of July Party is that it's SUMMER time ... and that means you can move the party outdoors!  You can even welcome guests through the backyard for a more casual approach.  An easy way to keep the house off limits (except for the occasional bathroom breaks!).

The food, drinks and decor can also carry on the simple, patriotic feel of the gathering.  We have compiled a board with a few of our favorite 4th of July party ideas to help you plan your casual backyard party!

Orange County Farmers Market Schedule


What's better than strolling through your local farmers market, seeing all the colors of Summer in the produce, and tasting samples of fresh, sweet, locally grown fruit?  Yeah, we don't know either!  It's one of the best ways to get out and buy organic produce, while supporting your local farmers.

OC Foodie magazine has a detailed list of all Orange County Farmers Markets with their location, day and time that they are open for business.   You can view that list here.

If you're not already convinced to shop your local farmers markets for fresh produce, dairy and meats, then you can read this great article written by CUESA (Center for Urban Education about Sustainable Agriculture).  It lists 10 reasons to support your farmers markets ... and we agree!  Even if it's for the taste alone!

4th of July Trike & Bike Parade In Rancho Santa Margarita


Rancho Santa Margarita's July 4th Star Spangled Spectacular ends with a magical firework show, but there are a few other fun things that will be happening during the day as well!

As mentioned in the previous post about the July 4th Star Spangled Spectacular Schedule of Events,
beginning at 10 am there will be a Trike and Bike Parade.  Decorate your trike, bike (and even your DOG!) in a patriotic theme.  Uncle Sam will lead the parade which begins at the entrance to the Beach Club and travels south around the lake to the Lakeview Corridor.  Refreshments are available for all participants and no registration is required.

Also mentioned previously, is the entertainment provided at the Lake Amphitheater such as a DJ, games, local food vendors and more!  The entertainment will begin at 12 noon.

To reserve your spot on the grass for the firework show, you will need to do so after 7 am on Thursday, July 3rd.  All materials placed on the grass prior to that time will be removed and can be retrieved at the Beach Club office.

4th of July Star Spangled Spectacular in Rancho Santa Margarita


The Star Spangled Spectacular firework show and event in Rancho Santa Margarita is almost here!  There are limited tickets available for the Star Spangled Spectacular at the Beach Club event.  Tickets are first come, first serve and can be purchased at the Lago Santa Margarita Beach Club.  For more information and requirements to purchase tickets, you may visit Samlarc.org.

The schedule for the 4th of July Star Spangled Spectacular is as follows:

Beach Club Lagoon
6 am - beach club opens
10 am - bike parade
12 pm - DJ, games, and local food vendors begin
3 pm - entrance tickets expire/non-ticketed entrance begins
7 pm - lagoon swimming closed

Lakeshore
5 pm - amphitheater entertainment
7 pm - air cannon launches
9 pm - fireworks begin
